The home inspection is one of the biggest hurdles a seller faces in order to have a successful sale. When a potential buyer hires an inspector before finalizing the sale, they may wonder the condition of the house, but sellers don’t have to.
Sellers can expedite the process – and ensure the sale – by assessing their home and making repairs BEFORE the house is under contract. Here’s what to look for:
Electrical issues. Have a professional inspect the current situation to ensure there aren’t faulty wires or insufficient output. It not only prevents a dangerous issue from arising, but it puts buyers’ minds at ease knowing everything is up to code.
Plumbing problems. Leaky faucets and slow drains can cause buyers to pause. Thankfully, most are easy to fix either by yourself or a professional plumber. If you go pro, have him or her assess your plumbing overall so you don’t face any unexpected news come home inspection day.
Water stains. Stains, especially in the ceiling, are likely the result of a single event, like a toilet that overflowed, but a potential home buyer doesn’t know that. It could signal continuous water issues they don’t want to deal with. For single incident events, make sure to patch and repair all stains in advance of showing your home. For habitual water problems, get them addressed prior to marketing your home when possible.
Basement matters. While damp basements are common, they are a turn-off to buyers and can indicate bigger, wetter issues. There are three usual suspects: leaking pipes, outside sources (such as rain and snow), or from underground. Remedies for a leaky pipe and rain are fairly easy DIY projects for most homeowners, but if the water is coming from underground, call on the services of a professional.
Mold and mildew. These are major red flags for potential buyers, and oftentimes owners may not even know they have mold or mildew in their house. Don’t leave this one to chance; seek a professional to investigate if mold is present, then rectify the situation immediately if it is.
Roof trouble. A damaged roof won’t sit well with buyers, and for good reason – it can be a costly repair. Know what’s overhead by inspecting the roof, which can be done by yourself if safe. Be sure to check the south-facing side, as this is likely to experience damage earlier than other sides. If you see loose or curled shingles, call a professional roofer for a deeper examination.
A fool-proof way to eliminate surprises is by hiring an independent home inspection BEFORE going on the market. This will give you peace of mind so you know what to expect when the buyers perform their home inspection. Most everything that could potentially be raised as an issue will already have been discovered and possibly remedied in advance.
It’s important to keep in mind all homes have imperfections, so don’t stress if you don’t have the time or funds to address the problems you’ve discovered. You can lower the listing price to compensate and disclose issues in the sale. Getting ahead is key here - it’s more difficult for a buyer to re-negotiate after the home inspection if you’ve already divulged the issues prior to their offer.
